Who we are
This site is operated by Palmera Elite Real Estate Brokerage LLC (UAE trade licence 1306924, Dubai Land Department / RERA broker registration 40780), a licensed real-estate brokerage registered in Dubai at P1 / BLOCK R — 16R-SH, Saih Shuaib 2, Dubai Industrial City, Dubai, United Arab Emirates.
The marketplace itself aggregates new-build, off-plan, and ready-to-move projects from licensed developers in the Sultanate of Oman. Our role is to surface, organise and verify project information, and to introduce interested buyers to developers or partner agents. We are not the developer of any listed project, nor an escrow agent.
Accuracy of listings
Project details — prices, payment plans, completion dates, unit availability, floor plans — are provided by developers and verified by us against official brochures, MOH/RERA filings, and direct developer confirmations. We aim for accuracy but cannot guarantee that information is current at the moment you view it.
Before signing any reservation or sale-and-purchase agreement, you must verify all material details — price, unit, payment schedule, escrow account, completion date, title status — directly with the developer and your independent lawyer.

Content on this site — including mortgage calculators, Golden Residency eligibility tools, ROI estimators, market overviews, and AI-assistant answers — is general information only. Enquiries and lead handling
When you submit an enquiry, your details are sent to the relevant developer or partner agent so they can contact you. We do not represent you in any transaction. We may receive a referral fee from the developer if a transaction completes — this fee is paid by the developer, never by you, and does not influence which projects appear or how they are ranked.
Acceptable use
You agree not to:
- Scrape, copy, or republish project data without our written permission.
- Submit false enquiries, impersonate someone, or harass developers.
- Reverse-engineer the AI assistant or use it to generate harmful, illegal, or discriminatory content.
- Probe, scan, or test the vulnerability of our systems without prior written consent.
- Use the platform to launder money, evade sanctions, or commit fraud.
Intellectual property
The platform, its design, code, written content, photography, and aggregated market data belong to Muscat Properties or our licensors. Project renders, floor plans, and brochures remain the property of the respective developers and are displayed with permission. You may share individual project pages on social media and quote brief excerpts with attribution.
User accounts
You are responsible for maintaining the confidentiality of your login credentials and for all activity on your account. Notify us immediately of any unauthorised use. We may suspend or terminate accounts that violate these terms, after reasonable notice where possible.
Liability
To the maximum extent permitted by Omani law, Muscat Properties is not liable for indirect, consequential, or punitive losses arising from your use of the platform, your reliance on its information, or any transaction with a developer or third party. Our maximum aggregate liability for any direct claim is limited to OMR 100. Nothing in these terms limits liability that cannot lawfully be limited (such as for fraud or willful misconduct).
Governing law and disputes
These terms are governed by the laws of the United Arab Emirates, applied in the Emirate of Dubai — the jurisdiction in which the operating company is licensed. Disputes will first be addressed through good-faith negotiation, and failing that, by the competent courts of the Emirate of Dubai. Where the underlying real-estate transaction takes place in the Sultanate of Oman, the property itself is governed by Omani law and the relevant Omani regulator; nothing in this clause affects that. Consumers in the EU may also bring proceedings in their country of residence as permitted by local law.
Changes to these terms
We may update these terms periodically. The "last updated" date reflects the most recent revision. Continued use of the platform after a change indicates acceptance. For material changes, registered users will be notified by email 14 days in advance.
