About Wujha Development

Wujha Real Estate Development is an Omani developer founded in Muscat in 2014 by Hazza Al Saadi, its chairman, and Ali Al-Hashmi, its chief executive. Both describe more than two decades in real estate, industrial and commercial work before the company was formed, and both frame Wujha's direction against Oman Vision 2040. The company is headquartered at Madinat Al Sultan Qaboos in Muscat and builds only inside the Sultanate.

The track record is urban and mid-rise rather than resort. Wujha's published timeline starts with Bait Muhra in Al Amerat in 2014 and runs through Dar Al Qamar in Al Mawaleh, Lubana in Al Maabela, Rodina in Al Amerat, Durat Al Irfan and Irfan Pearl in Ghala Heights, Laha Mall at Al Khoud, and later Misk, Zaha, Gardenia, Vista, La Villa and Eleven — mostly mixed residential-and-commercial buildings of between 25 and 106 units apiece. The company states on its own site that it has launched 21 projects and more than 4,400 units across more than 700,000 sqm of developed area in twelve years. It publishes no separate completions figure, and several entries on that same timeline are still marked under construction, so read the number as launched rather than delivered.

Knowledge Oasis Muscat is where the scale changes. Both current projects sit on the Madayn technology estate at Al Rusayl. Central 7 is an office building of about 24,000 sqm across seven office floors, configurable for single or multiple tenants, which Wujha markets as Oman's first Tier-1 office address and says is applying for LEED Gold. Uptown Muscat is a gated 100,000 sqm residential community developed in association with Mandressi GmbH, running from compact one-bedroom apartments to three- and four-bedroom duplex penthouses. A buyer of any nationality can take freehold title at either project — and that is worth pausing on, because KOM is a Madayn technology estate, not an Integrated Tourism Complex, so the freehold on offer here does not run through the familiar ITC ownership route.

One point to check yourself. Wujha's Uptown fact sheet and its Uptown project page do not say the same thing about residency: the project page states that buying a unit makes the investor and their family eligible for a long-term Omani residency visa, while the fact sheet uses the stronger phrase "Lifetime Residency". The two are not equivalent. Ask for the residency terms in writing and verify them with the relevant authority before relying on either.
