What is Central 7?
Central 7 is an office building sold freehold, under construction by Wujha Development at Knowledge Oasis Muscat — the technology estate Madayn has run at Al Rusayl since 2003. Seven floors carry roughly 20,000 sqm of office space above a 4,000 sqm level of shops and services, about 24,000 sqm in all. Prices open at OMR 38,625, ownership is open to any nationality, and Wujha states the purchase brings eligibility for a long-term Omani residency visa. LEED Gold is being pursued rather than held, and no handover date has been published.
Central 7 is an asset built for work. There is no residential component in it at all, and the two buyers it is aimed at are a company tired of renting the floor it sits on, and an investor who would rather let space to a business than to a household. Wujha Development is building it at Knowledge Oasis Muscat and selling it freehold to any purchaser, Omani or foreign, from OMR 38,625. Seven office floors, roughly 20,000 sqm between them, stand over a 4,000 sqm level of shops and services; the whole building measures about 24,000 sqm. Wujha publishes the floors in two forms, single-tenant and multi-tenant, so one can be taken whole by a single occupier or shared between several.
The address is doing much of the work here. Madayn, Oman's Public Establishment for Industrial Estates, has run the 759,566 sqm estate at Al Rusayl, in Al Seeb, since 2003, and it was the country's first park laid out specifically for technology firms. Its tenant base runs past 100 organisations — public bodies, semi-government arms and private companies — weighted towards cybersecurity, cloud, data hosting, IT and digital services. Middle East College is on the same estate. Under Oman Vision 2040 the park is still growing: a multi-storey car park, an international school and a solar plant are all under way inside it. To an owner at Central 7 that is the tenant pool; to an occupier it is the neighbours.
Clear height on an office floor is 4 metres. The columns stand 8 to 21 metres apart, so a space planner is not forced to shape a fit-out around the frame, and Wujha puts 95% of occupied area within reach of daylight and a direct view out. Shared floors carry the rest: a 2,038 sqm wellness level with pool, gym and spa; a conference room of 374 sqm; bookable meeting rooms; a lounge for co-working; and the Sky Suites. Buyers are given the interior design of their own office at no charge. At ground level the mix is a supermarket, a pharmacy, cafés, a daycare and a bank — and none of it is private to the building, since the whole park uses it.
Eight panoramic lifts serve the floors at 1.4 m/s. Two basement levels hold the parking, worked to a design ratio of three spaces to every 100 sqm of office area, with bays kept for visitors and a valet service alongside. Fibre is run throughout, there is a back-up generator, high-security doors sit on access control, cameras cover the building around the clock, and digital signage runs through the common parts. On energy, Wujha is pursuing LEED Gold certification, and the design is put at roughly 30% below the consumption of a standard equivalent — a figure carried by Palmera's Oman research rather than by Wujha's own material. Recycled content went into the build, the glazing is high-performance and UV-resistant, the lighting is LED on motion sensors, and solar cells are integrated into the fabric. The air-conditioning is specified as an eco system: more fresh air in circulation, UV disinfection inside the HVAC, high-efficiency filtration and smart monitoring of ventilation. An employer notices those lines on a bill; a homeowner never would.
On returns, Wujha operates a managed-rental programme in which the developer runs the unit on the owner's behalf, and its Central 7 page advertises "up to 9% return on investment and guaranteed rental returns". That programme is live and we place it for our clients. It is a contracted return on the purchase price for three years, not a market yield, so the yield field on this page stays empty — what the offices earn from year four is whatever the Knowledge Oasis market pays, and nothing independent sets that number yet. The document to price the deal on is the signed rental-management agreement — its term, the occupancy it assumes, what is deducted before you are paid, and who wears the cost of an empty floor.
Much else is simply not public. Wujha has issued no handover date, no instalment schedule, no service charge, no per-unit areas and no price list beyond the OMR 38,625 entry point, and we would rather show a blank than an estimate. What is on record is the state of the works: an April 2026 progress note has the third floor's slab poured, the shear walls and columns of the fourth floor standing, and that floor's beams and slab at roughly 55%. We ask Wujha for the live price list and terms when a buyer is ready to move.
