What is Mira Ocean Estates?

Mira Ocean Estates is a 9.3-hectare branded residential community inside Hawana Salalah, on the Arabian Sea coast of Oman's Dhofar governorate. Mira Developments is building 263 homes here — 222 apartments, 21 private villas and 20 townhouses — together with a medical wellness centre and spa, and a five-star hotel of 130 keys, across 28 structures in all, three of them apartment buildings. Every residence is handed over fully furnished, with interiors by Trussardi Casa and John Richmond and further brand partners still to be named. Studios start at AED 550,000 (57,291 OMR), the payment plan is 50/50, and handover is targeted for Q4 2028. Oman's ITC rules let a buyer of any nationality register 100% freehold title, and Mira Developments states that foreign buyers may also qualify for renewable Omani residency of up to 10 years. Salalah International Airport is 25 minutes by road.

Mira Ocean Estates takes up 9.3 hectares of the Hawana Salalah shoreline in Dhofar, southern Oman. The plan is arranged around a central lagoon and pool, with the Arabian Sea on one side and the Dhofar mountains inland. Mira Developments is putting up 28 structures in total, three of them apartment buildings, and every home leaves the site furnished and immediately liveable.

Furnishing and brand partners

Every home is delivered with furniture made in Italy, supplied by one of the brands Mira has partnered with on the project. Two are confirmed. Trussardi Casa leans on natural stone, warm timber and leather, held in careful proportion. John Richmond is the louder of the pair — crisp lines, texture stacked on texture. Mira has said more names will follow.

On site

Residents share a central pool. There is a beach club on the sand, private beach access through the hotel, a premium gym, outdoor playgrounds for children, and a five-star service layer — housekeeping, maintenance, valet parking, concierge and meals served in the residence.

Getting there

The beach is at the door. Hawana Salalah's centre is 10 minutes away and Taqah 13. Salalah International Airport is 25 minutes by road — roughly 1.5 hours' flying from Muscat and two from Dubai. Fifteen airlines serve Salalah from 17 destinations.

Ownership

Hawana Salalah carries Integrated Tourism Complex designation, so title here is registered as 100% freehold in the buyer's own name, whatever passport they hold. Mira Developments states that foreign buyers may also qualify for renewable Omani residency of up to 10 years, and lists the absence of tax on inherited property among the reasons to buy here.

Q4 2028 is the published target, and that same quarter is when the final 50% of the price falls due. No month has been fixed, and Mira Developments' own project page carries no completion date at all — so read the quarter as a target rather than a commitment, and expect off-plan schedules to move. We pass on construction updates as they are issued rather than repeating a launch-day date.

Yes. Mira Developments states that every residence is handed over fully furnished and liveable from day one, with furniture made in Italy by one of the brands it has partnered with on the project. Two partners are confirmed — Trussardi Casa and John Richmond — and the developer says further names will be announced. Which brand furnishes which building has not been published; if you have a preference, tell us and we will put the question to Mira before you reserve.

Mira Developments has not published floor areas for Mira Ocean Estates, so we do not show any. We would rather leave the field blank than print a number a buyer could later hold against a title deed. Request the layout pack for the type you are considering and we will send whatever the developer has released.

Yes. Hawana Salalah holds Integrated Tourism Complex designation, and inside an ITC a buyer of any nationality registers 100% freehold title in their own name. On residency, read the developer's wording closely: Mira Developments says foreign buyers here may qualify for renewable Omani residency of up to 10 years — may qualify, not receive automatically, and no permit class is named. It also lists the absence of tax on inherited property among the benefits of buying here. Categories, fees and processing times are set by the Omani authorities and worth confirming with them at the point of purchase.

Mira Developments makes no Golden Residency claim, and we will not make one on its behalf. What the developer does say is that foreign buyers here may qualify for renewable Omani residency of up to 10 years — it names no permit class, and qualifying is not the same as being granted. Qualifying investment levels for Oman's residency routes are set by the government and revised from time to time, so a threshold printed on a property page ages badly. Ask us and we will check the rule as it stands on the day against the unit you are looking at.

Salalah International Airport is 25 minutes by road. Hawana Salalah's centre is 10 minutes away and Taqah 13. Muscat is roughly a 1.5-hour flight and Dubai around two hours. Mira Developments states that 15 airlines serve Salalah from 17 direct destinations.

We do not publish one. Mira Developments has put no yield figure on this project, and we will not invent a percentage to fill the gap. What the developer does put on record is the demand backdrop: more than a million visitors a year to Salalah, an average stay of 5.6 nights, and 15 airlines flying in from 17 destinations. Any return also depends on which brand furnishes your home, how many weeks you keep for yourself and what an operator charges. Ask us for a modelled scenario with the assumptions written out, and treat any headline percentage you see elsewhere as a projection rather than a fact.

From the project it is 10 minutes to the Hawana centre, 13 to Taqah and 25 to the airport.
