Hawana Salalah is Oman's flagship Khareef-season destination — a 13.6 million sqm Integrated Tourism Complex on the Dhofar coast, master-developed by Muriya (Orascom Development × OMRAN joint venture). 3.2 million sqm are already developed and home to 7 km of white sandy beaches on the Arabian Sea, a 170-berth inland marina (the only yacht haven in southern Oman), the country's first Aquapark (65,600 sqm with 12 water slides), four hotels (Salalah Rotana 422 keys, Fanar Hotel & Residences 577 keys, Juweira Boutique Hotel 64 keys, Souly Lodge eco-resort with 21 oceanfront huts), 32+ restaurants and cafés, and over 2,000 residents from 20+ nationalities. Just 20 minutes from Salalah International Airport, Hawana is a year-round destination — cool, green and misty during Khareef (June–September); warm, white-sand and dry during the European winter. As a designated ITC, Hawana offers 100% freehold ownership to buyers of any nationality.

FAQ

Hawana Salalah is on the Arabian Sea coast in Dhofar Governorate, southern Oman, about 20 minutes east of Salalah International Airport and Salalah city centre. Salalah is roughly a 1h45 flight from Muscat. The ITC is bordered by 7 km of beachfront on its sea side and by Dhofar's lush green mountains inland — those mountains turn dramatically green during the Khareef monsoon (June to September).

Yes — Hawana Salalah is a designated Integrated Tourism Complex (ITC), granting 100% foreign freehold ownership to buyers of any nationality. The buyer registers the title under their own name with Oman's land registry. An investment of OMR 200,000 or more also qualifies for the 10-year renewable Golden Residency with first-degree family inclusion.

Khareef is Salalah's seasonal monsoon (roughly June to September) — a meteorological phenomenon unique to Dhofar where ocean clouds drift inland and turn the desert and mountains lush green, with cool 18–24°C temperatures while the rest of the Gulf bakes at 45°C+. Khareef brings a regional tourism rush and makes Salalah real estate doubly valuable: a cool green summer destination and a warm white-sand winter destination, supporting strong year-round short-let rental demand.

Hawana Salalah includes: a 170-berth inland marina, the 65,600 sqm Hawana Aquapark (Oman's first), four hotels (Salalah Rotana 422 keys, Fanar Hotel & Residences 577 keys with private beaches, Juweira Boutique Hotel 64 keys for adults, Souly Lodge with 21 sustainable oceanfront huts), the Hawana Salalah Marina village with cafés/restaurants/retail, a watersports centre, padel and tennis courts, a kids' splash zone, a mini-zoo and petting zoo, more than 32 restaurants and cafés, clinics & pharmacies, and 15+ residential neighbourhoods including Amazi, Fanar Views, Forest Island, Hawana Lagoons, Marina Bay Apartments and Riviera. Property management for short-let and long-let is handled by Muriya's in-house Wateera Property Management arm.
