What is Wadi Zaha?

Wadi Zaha is a freehold neighbourhood by Al Ahly Sabbour in Sultan Haitham City, Muscat, laid out by SOM on the edge of the city's Central Park. It combines seven-storey apartment blocks, with one- to three-bedroom flats, penthouses and sky villas (some with private pools), with three-bedroom townhouses, four-bedroom standalone villas and ground-floor shops. The developer sells on a 60-month plan: 5% to book, 15% a month later, then 59 monthly instalments. Prices include 5% VAT, delivery takes three to four years depending on the building, and buyers' money goes into an escrow account at Sohar Islamic.

Wadi Zaha is the neighbourhood Al Ahly Sabbour is building in Sultan Haitham City, the new city rising on the western side of Muscat. It sits on the edge of the city's Central Park, and its layout comes from SOM (Skidmore, Owings & Merrill), the firm named on the site board as master-plan consultant. Al Ahly Sabbour has been developing in Egypt since 1994; this is its project in Oman.

The plan mixes building types rather than repeating one. Mid-rise apartment blocks of a ground floor plus six storeys are grouped into clusters, each around its own inner courtyard, and the developer labels them E22, E26, E27 and E28, the last one marketed as Zaha Residence. Behind them, on quieter streets, come three-bedroom townhouses of 215 sqm built up on 200 sqm plots and four-bedroom standalone villas of 388 sqm on 450 sqm plots, both on three levels. The ground floors facing the streets are kept for shops and cafés.

Inside the apartment blocks the range runs from studios to three bedrooms. On the developer's October 2026 list a one-bedroom measures 74.5 to 83 sqm, a two-bedroom 104 to 107 sqm and a three-bedroom 128.5 to 163 sqm, all as total unit area including terraces. The top floors hold two- and three-bedroom penthouses of 156 to 303 sqm and three-bedroom sky villas of 178 to 210 sqm; several of the penthouses and the corner sky villas have their own pool on the terrace, and some sky villas run over two floors. Apartments are handed over with porcelain floors, air conditioning, solid-surface marble counters in the bathrooms and water heaters, and the developer sells a furniture package for each layout, installation included.

Day to day, the design leans on walking. Paths inside the clusters are free of cars, with jogging and cycling routes, landscaped gardens and children's play areas between the buildings. Residents get a fully equipped gym, a spa and swimming pools, and the retail strip is planned for cafés, restaurants, a grocery and co-working space, with a pharmacy and a mini-market for everyday needs. Those shop units are sold too: the October list offers café, restaurant and grocery spaces on the ground floors of E22 and E26 to investors.

The terms are straightforward. Homes are freehold. The developer's prices already include 5% VAT, which matters when comparing them with quotes from projects that add VAT on top. The plan takes 5% at booking and 15% a month later; the remaining 80% is split into 59 monthly instalments of about 1.36% each. Delivery is set at three years for E27, three and a half years for E22 and E26 and four years for E28, counted from purchase, so a buyer keeps paying for one to two years after receiving the keys. Payments go into the project's escrow account at Sohar Islamic, opened in February 2025 under escrow agreement no. 2025/5.

Two cautions. Construction of phase one has started, and the developer's own site footage from April 2026 shows foundations for the villas, the townhouses and the E27 apartment cluster, but the buildings themselves are years away. And Sultan Haitham City is still being built around the project, so there is no settled rental market yet.

In Sultan Haitham City, the new planned city west of Seeb in Muscat Governorate. The neighbourhood sits on the edge of the city's Central Park, and the blocks closest to it have park views.

Apartment blocks of a ground floor plus six storeys hold studios and one- to three-bedroom flats (a one-bedroom is 74.5 to 83 sqm, a three-bedroom 128.5 to 163 sqm), two- and three-bedroom penthouses of 156 to 303 sqm and three-bedroom sky villas of 178 to 210 sqm. Yes. The developer quotes gross prices that already include 5% VAT: its sales offers show the unit amount and the VAT on separate lines and add them up to the price on the list.

The developer sets delivery by building, counted from purchase: three years for E27, three and a half years for E22 and E26, and four years for E28 (Zaha Residence). Phase one is under construction; site footage from April 2026 shows foundations going in.

Into the project's escrow account at Sohar Islamic, Ghala branch, held in the name of Al Ahly for Real Estate Sabbour LLC. The bank confirmed the account to the Ministry of Housing and Urban Planning in February 2025 under escrow agreement no. 2025/5. The account details are listed on this page.

Yes. The developer sells ground-floor retail units planned for cafés, restaurants and a grocery in the E22 and E26 buildings, on the same payment terms as the homes, with delivery in about three and a half years.

They are handed over finished but unfurnished, with porcelain floors, air conditioning, bathroom fittings and water heaters. The developer offers an optional furniture package for each layout, priced separately and installed for you.
